Hard Money Loans of Aspen (the "Site") is a lead-generation service operated by Lead Skills, LLC ("we," "our," or "us"). We are not a lender. We connect borrowers who submit inquiries through the Site with one or more participating hard money lenders and related service providers who may be able to provide financing. Because we collect information in connection with a financial product or service, we are subject to the federal Gramm-Leach-Bliley Act ("GLBA") and related state financial-privacy laws. This Privacy Policy explains what information we collect, how we use it, how we share it, and the choices you have.

2. Information We Collect

• •Communication records — records of phone calls, text messages, emails, and form submissions between you and us or our participating lenders.

3. How We Use Your Information

We use the information we collect to:

• •Route your inquiry to one or more participating hard money lenders who may be able to serve your request.
• •Respond to your questions and provide related information about loan programs offered by participating lenders.
• •Contact you by phone, text, and email (subject to your consent) regarding your inquiry.
• •Operate, secure, troubleshoot, and improve the Site.
• •Comply with legal obligations, enforce our Terms, and protect our rights and the rights of others.

4. How We Share Your Information (GLBA Disclosure)

Consistent with applicable law, including GLBA, we may share the nonpublic personal information you submit as follows:

• •Participating lenders. When you submit an inquiry, we share your information with one or more participating hard money lenders so they can evaluate and respond to your request. A current list of participating lenders is available upon request.
• •Service providers. We share information with vendors that help us operate the Site and our business, such as hosting, email, CRM, analytics, anti-fraud, telephony, and SMS providers. These providers are permitted to use the information only to provide services to us.
• •Legal, safety, and compliance. We may disclose information when we believe in good faith that disclosure is required or appropriate to comply with law, legal process, or regulatory inquiries; to investigate or prevent fraud or abuse; or to protect the rights, property, or safety of us, our users, or others.
• •Business transfers. If we are involved in a merger, acquisition, financing, reorganization, or sale of assets, information may be transferred as part of that transaction.

We do not sell personal information in exchange for money, and we do not share it with unaffiliated third parties for their own independent marketing except as described above.

• •You may also request that we stop future sharing of your nonpublic personal information with nonaffiliated third parties (other than as permitted by law) by contacting us using the information in the "Contact" section below. Please include your name, email, and phone number so we can locate and honor your request.

6. Data Security

We maintain administrative, technical, and physical safeguards designed to protect the confidentiality, integrity, and availability of the information you submit, consistent with the FTC Safeguards Rule and other applicable requirements. • •State privacy rights. Depending on where you live, you may have additional rights (for example, access, correction, deletion, portability, and the right to opt out of certain sharing) under state privacy laws. We will honor these rights as required by applicable law.

8. Children's Privacy

The Site is intended for adults and is not directed to children under 18. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us and we will delete it.

9. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will post the revised version on this page and update the effective date. Your continued use of the Site after the change becomes effective constitutes your acceptance of the updated Privacy Policy.
